There are three documents that are a part of the Association.
1. The Articles of Incorporation – which tell about the corporation as it is understood by the State of Michigan.
2. The Bylaws of the Incorporation – which address the meetings requirements , voting, and record keeping.
3. The Declaration of Restrictions – which each resident should have gotten at the closing for your property. (copies of these are also available on the web site.)
We have been looking at the first two documents being the Articles and Bylaws and attempting to clean them up. For the past number of years we have been getting notices for transfer of homes in our association from Title companies with paperwork for a Condo Association. Many of the questions do not apply since the Association does not have any ownership on your property. Now we are finding that our Articles of Incorporation state us as a Condo Association where we should be as a Non-Profit Corporation. These and a few others specifically addressing Electronic Voting are also on the ballot.
